Final Assessed Values 2021


After numerous conversations with taxpayers regarding their preliminary assessed value, corrections were made to some property data, as well as some land adjustments and land rates. It’s why we offer the opportunity to discuss the assessments, we learn things as do you, we hope.


With that said, assessed values increased the taxable value of the Newbury by approximately 44%. The State of NH has arrived at an overall tax rate of $11.38, down from $16.52.


Some assessments went up after the informal hearing process, some went down. Hopefully, at the end of the day you can honestly say you wouldn’t sell for less.


I’ve added updated data and information to the website, please review the sales that have occurred since the end of the analysis on 7/15/2021 and see what is currently advertised on the market, still asking over the newly assessed values.


Finally, if you still disagree with the 2021 final assessment, you can file a municipal abatement application. The burden is on you to explain the issues
 with your assessed value, and to explain and prove you’re disproportionately assessed.
The Town can start receiving abatement applications after the issue of the fall bills (please pay your bill as you will accrue interest) the applications must be post marked and received no later than March 1, 2022. The Town has until July 1 to answer, if you’ve received no answer by that date, it is deemed a denial, or if you were dissatisfied with the answer you received, you can appeal the assessment at a higher level. The choice is yours, The Board of Tax and Land Appeals or Superior Court, not both.
