Zoning Regulations
Accessory apartments need building permit must follow state requirements
In shoreland district must go before the zoning board
Accessory apartment cannot be rented for less than 30days
Manufactured housing permitted
Height restrictions may limit multi story buildings
Cluster housing development incentives for developing more affordable housing
Land values and the 2 acre lot requirement and 1 acre contiguous developable land
Restrictions on counting wetlands, steep slopes, and other as part of the lot requirements
Character of the town is different in different areas of the town
Zoning regulations encourage sprawl
Cluster development does not promote "village" type development
Workforce /affordable incentive should be made stronger
Look for places where we can increase density
Maximize the land
