Board Members Present:  Darren Finneral, Chair; Chris Hernick, Vice-Chair, Michael Beaton, Joanne Lord, Chris Millette, Denise Mitchell, Members; Peter Stanley, Consultant; Scott Wheeler, Selectboard ex-officio.

 

Mr. Finneral called the meeting to order at 7:00 p.m.

 

Work Session:

 

Discussion took place regarding the following changes proposed by the Housing Committee:

 

1. 2.24 - Cluster Development Definition 

2. 2.36 – Duplex description – Taken out.

3. 4.10.2 – Allowing a second accessory apartment providedthe lot supports a minimum of two dwelling units underArticle 5.12. 

4. 4.10.9 – Interior floor area and number of bedrooms. 

5. 5.7.2 – A second accessory apartment shall be allowed, provided the lot supports a minimum of two dwellings units under Article 5.12. 

6. 5.7.9 - Interior floor area and number of bedrooms.

7. 12.1 – Changing the language to include non-residential uses where permitted by the underlying district. 

8. 12.2.2 – Change the density bonus number from 10% to 15% 

9. 12.3.2 – Add that nonresidential uses where permitted by the underlying district. 

10. 12.3.10 – Perimeter setback. Taken out.

 

Mr. Hernick wrote up the proposed changes. Mr. Finneral will distribute this. A vote will be taken at the 11/16/21 meeting as to what will proceed to town meeting.

 

There was discussion regarding the word “resident” and “residence” in the ordinances. The Zoning Board would like to add the definition for both of these.
